 Construction Services
TVO Construction Services Group is a full-service construction and project management platform for real estate lenders (GSE’s, insurance companies, banks, and special servicers), owners,and developers as well as general contractors and government agencies across the United States. TVO’s services include initial project evaluation (due diligence), analysis & evaluation of general contractors, contract management, site observation & review, contractor dispute-resolution, fund administration, risk management, contractor relations, default analysis, maintenance costs, and preventative maintenance programs; TVO can also perform as the general contractor. TVO specializes in value-add multi-family community and commercial renovation projects encompassing both tenant improvements & renovations to commercial properties including medical office & specialty healthcare, retail, and industrial & logistics properties. TVO employees bring engineering, project management, design, general contracting, field investigation and claims analysis experience to each project depending upon the assignment and scope of services required. By assembling a group of construction specialists with broad professional experience in both construction and construction management, TVO elevates its clients, partners and investors to a level that is on par with the highest level of proactive construction management services in the industry today.

Project Procedures
I. Initial Project Evaluation
Construction requires focused coordination to ensure the adherence to the timely progress of a project. Therefore, proper review of the scope of work, specifications, contractual provisions and property condition shall be regularly provided to the client. A detailed analysis of the scope of work, timeline of the work schedule, and a review of all other construction documents will be provided. These services allow for each client to evaluate the totality of a specific construction project.
II. Contractor Analysis & Selection Process TVO believes that choosing the right contractor is as important as the scope of work and review of both the contractor’s and approved construction documents. Over the past twelve (12) years, TVO has learned both how and what makes a contractor successful. TVO analyzes each contractor's work history, scope of work-paper preparation, estimating systems, ability to meet schedules, and the on-site supervisory personnel.
III. Contract Preparation and Management
TVO can review and/or prepare all contracts for a construction job from specifying a detailed scope of work to holding the contractor and/or the vendors accountable to the contractual terms & conditions; this is the key to a successfully completed project.
IV. Site Observation Reports
TVO can provide on-site inspection reports. Clients need to be regularly apprised of the on-site status associated with their property in order to determine the value of the project’s construction progress. On-site inspections will verify adherence to the construction work’s timetable, the quality of work performed, and an inventory of the materials on-site prior to releasing periodic and/or final payment to the contractor and/or vendors.
V. Fund Administration
TVO can provide and administer the appropriate paperwork to release funds from the insurance company, lender and/or escrow account. Proper payment applications lead to expedited payments to contractors and positive on-going relationships. TVO will ensure only that proper funds and the control and allocation of such funds are only applied to the appropriate property and job.
VI. Risk Management
TVO will also identify any risk on your property. We can also adjust any type of insurance claim.
VII. Contractor Relations
TVO, through its many years of working with contractors, can perform as a liaison between the contractor and owner.
VIII. Default Analysis
TVO can both review and determine whether or not a contractor is in default due to lack of quality and/or timely completion of the project. Determining when and if the contactor is at fault and/or is in contractual default for construction delays and/or cost overruns that are out of the contractor’s control are the key elements to a quick resolution of any conflict.
IX. Maintenance and Preventative Maintenance Program Administration
TVO can review and/or write preventative maintenance programs that aid in the development of better expense control for your properties. The Director of Construction Management Services oversees the day-to-day actions of maintenance personnel on each site, provides regular and periodic training sessions, aids in trouble-shooting areas, cost analysis, etc.
