TVO North America is a real estate investment and services company. We own and/or manage thousands of residential units, millions of square feet of industrial warehouse and medical office buildings across the United States. Asset Management
The Asset Management Division oversees the development, implementation & execution of property business plans and operating budgets prepared by the property & facility management team while monitoring capital expenditures and continually focusing on achieving and surpassing each investment property’s financial operating targets. All investor communication and investor relations is coordinated and directed by the Asset Management Group.

Capital Markets
The TVO Capital Markets Division underwrites each potential acquisition’s historical property operating performance and forecasts each property’s future operating potential. Additionally, it is responsible for coordinating and securing each acquired property’s financing refinancing when debt maturities occur as well as communicating directly with the lending community. Properties to be acquired are closely monitored throughout the transaction process for changes in the market conditions and property operations including occupancy, operating expenses and revenue collected.

Construction Services
The Construction Services Division oversees all capital improvements, value-enhancement strategies, and property renovations to maintain and extend the economic life of each property asset. Additionally, the Group identifies qualified vendors, construction & building products, and service providers and further negotiates contracts with each service provider.

Due Diligence
The Due Diligence Services Division thoroughly reviews, inspects and analyzes the historical and current physical condition & financial performance and projects the future physical viability of each potential acquisition and additionally coordinates all professional reports including appraisals, building condition assessments, and environmental engineering.

Property Operations
The Property & Facility Management Services Division manages the operation of each asset through a highly qualified and experienced team of professionals at the corporate office, in-the-field regional & area supervisors, and on-site property employees. This group is responsible for the supervision of day-to-day operations, enhancement of the economic life of the asset, policy implementation and focus on each property’s business plan and operating performance objectives.

Shared Services
The Shared Services Division provides for a solid platform of support that includes the following services: Accounting, Accounts Payable, Cash Management & Treasury, Human Resources, Payroll & Benefits Administration, Management Information Systems & Technology, Legal & Compliance, Risk Management, Public Relations, and Reporting.
